What Is a General Contractor?

A general contractor is responsible for the overall coordination of a project; and will assess the project-specific documents. A site visit is made to get a better understanding of the project. Depending on the project delivery method, the contractor will submit a fixed price proposal or bid, cost plus price or an estimate. The contractor considers cost of its office overhead, general conditions, materials and equipment as well as the cost of labor to provide the owner with a price for the project.

The size and complexity of a project determines whether our personnel do all of the work Either way I facilitate all tasks and help move it to successful completion. While our personnel have the experience and skills to handle many tasks on site, subcontractors may be utilized at my option for all or part of a project. We subcontract for heavy equipment where foundations and concrete have to be removed. Each project is different and each depends on its time frame, extent of demolition/replacement, and needed technical skills.

When appropriate I arrange for permits and necessary inspections. I can work with your architect to review plans to ensure everything is in place before work is started. Ample referrals are available on your request.

Questions typically asked by clients may include:

• Any projects like mine completed? • Who will work on the project? • When time frame?

• What qualities do you look for in your subcontractors? • Are you licensed/insured? (Yes)

• Do you provide a written estimate? (Yes) • What will I need to provide?

• Are there any important considerations or concerns you foresee with this project?

• What happens when costs exceed budget, whether due to materials or labor pricing changes? What about changes made by the owner or others — what kinds of situations would cause such costs to be incurred?
